Clementi is also acknowledged as one of the main education and research belts of Singapore, that include the incubation hubs, and business and science parks of One-North. Such as the sprawling campuses of University Town and the National University of Singapore (NUS), the Kent Ridge medical schools and centres, and both local and international schools like the United World College of South East Asia (Dover Campus) and Anglo-Chinese School (Independent).

Westwards, work is ongoing on the Jurong Lake District (JLD) to turn it into the 2nd CBD (Central Business District) of Singapore. The Parc Clematis condo will suit different buyer profiles. For families with young children, the fact that it is directly opposite Nan Hua Primary school could be a huge attraction. Your kid can literally walk to school in less than 5 minutes, door to door.

That would be a great help to young kids especially – being able to wake up later, avoid a tiring journey to and from school, and give them more rest and study time. As this is a co-educational school catering to both boys and girls, once the first child gets in, the rest can follow suit.

For working adults too, being so close to the 2nd CBD of Singapore, and not too far from the Shenton Way / Raffles Place / Marina Bay Central and Financial Districts would be very helpful as well. Incidentally, Clementi MRT station is on the East-West line, that goes directly to both the Raffles Place / Marina Bay area, as well as to the Jurong Gateway precinct.

The site was previously that of Park West condominium. SingHaiyi, the developer, clinched it in an en-bloc collective sale, in January 2018. Being in an established estate, it is well supported by the basic amenities, such eateries and supermarkets, shops and banks, and sporting facilities.

The land has a plot ratio of 2.1, enabling the Parc Clematis condo to be built up to 25-storeys high. That makes it shorter than Trilinq to its north (that has a plot ratio of 2.8), and taller than Hundred Trees towards its south (1.6 plot ratio). Hence high units facing south will get unblocked views, as well as those units facing west that overlook the low-rise landed housing estate in that direction.

One notable disadvantage is that units on the south of the site facing the AYE (Ayer-Rajah Expressway) could get the noise of the traffic. But blocks further in won’t be as affected, so it is advisable to come in earlier for this project.
